Professional photos of the entire community and units are essential in attracting new residents. As a rule of thumb, checking if photos are up-to-date is good practice. Here is a helpful guide to see if you have the best possible set of photos for your community. 

Community Photos are 10 Years Old

If the photos are your listing are more than 10 years that is an automatic need to replace the photos with new ones. How do you know how old a photo is? Well, on a windows operating system you can click right on the photo file and a small menu will pop up. Within the menu up, click on properties and a new window will open with details of the file. The line that says created is the line you want to look at. 

 

On the other hand, on a mac, right-click on the photo file and then go to more info. A new window will pop up,  there you can see when the file was created (most likely the day the photo was taken).  

 

Overall, if a set of photos are 10 years plus it is a safe bet to replace the photos with brand new photos that will capture the community in the present time. What if the photos are five years old? There may be a possibility to replace them with for other reasons like quality or accuracy.

After any type of major remodel it is good practice to take photos of the brand-new look. Additionally, it is best to take pictures of the brand-new space before it is used for the best quality picture. Switch out the old photos for the set of photos, it’s okay to hide away want an apartment once looked like. In fact, it’s for the best! People can assume a variety of reasons the apartment looked like it did. All people care about is how it looks exactly now.

Now let’s talk about photo quality! Having an old set of photos goes hand in hand with photo quality. If photos are older than 5 years, chances are the photos may not be of high resolution. Today’s cameras are producing vivid quality photos of at least 24 megapixels and up. Sure, the latest iPhone 14 has a 48 MP camera but it can not compare to the photos taken from a professional camera with a high-end quality lens. Not to mention, the irreplaceable editing skills that a professional photographer produces for a set of photos.

Aside from the quality of the set of photos listed, are photos of your units furnished? If the quality of the photos is excellent, consider switching to virtual staging instead. Staging a virtual unit is a cost-effective way to show off empty and staged units. Right now, fewer renters are touring model units, so consider converting your model into looking more lively. It is proven units fully furnished are more attractive than looking at an empty apartments. A couple of years ago, residents did not mind purchasing an empty apartment in New York. However today, management companies use furnished apartment photos as a mechanism to attract people. Perhaps, the community offers unfurnished units and you don’t want to mislead anyone. It’s best to make sure there is a watermarked label indicating the apartment was furnished for the photoshoot. 

 

Photos Without Models 

Okay, so we got furnished photos that are better but you know what goes the extra mile? Having people in the photos, but where exactly? As a method to make a community more lively in photos, having models use amenities is a great way to promote the lifestyle of residents. Looking at a person using the brand new fitness center makes you want to do the same. Also, it helps a person envision themselves doing the same. Having a group of people hang out in the lounge or picnic area helps to deliver the message of residents being able to host their friends as well.
